A stain on the ceiling next to the chimney is almost always the flashing. We reseal or replace it so the roof and chimney shed water again.
Flashing is the metal that seals the joint between your roof and the chimney. Arizona sun is hard on it. Roof temperatures in a Scottsdale summer bake the sealant until it shrinks and cracks, and the metal moves every day as it heats and cools.
On tile roofs the flashing sits under the tiles, so a small gap can run water a long way before it shows on your ceiling. We lift what we need to, find the gap, and either reseal the existing flashing or install new metal.

How long does new flashing last?
Properly installed metal flashing lasts for decades. Sealant is the weak point in Arizona heat and should be checked every few years.
